Foot Traffic Is A Key Aspect Of Boot Barn Lease

HOUSTON—With the intent to attract more foot traffic to a newly acquired center, Boot Barn has been added to the tenant mix at Baker Katz’s Federal EastShopping Center property. The 13,250-square-foot Boot Barn will hold an anchor position, with visible exposure and easy access to Interstate 10, located just nine miles east of the Central Business District.

Planned updates to the center include renovating the façade—demolishing a portion to enhance visibility and parking—and upgrading the tenant mix. The Boot Barn buildout begins in the fall with a projected opening in December.

“We purchased this center in 2015 with plans for redevelopment in order to make it suitable for a new tenant mix that would serve the community well,” said Lunden McGill of Baker Katz. “Our progress with this previously challenging center has been encouraging, and Boot Barn will be a great national brand to accompany the momentum of the remodel.”

Boot Barn, America’s largest western and work store with more than 200 stores in 29 states, offers a large selection of the latest styles in cowboy boots, hats, western wear and work boots.

McGill tells GlobeSt.com: “Since acquiring Federal East Shopping Center in 2015, we have made substantial updates by enhancing parking and upgrading the tenant mix. We’re beginning the buildout of a 13,250-square-foot Boot Barn, which will hold an anchor position and be a great addition as a national brand attracting foot traffic to the center.”
