Someburger, Mod Pizza, Rakkan Ramen ink new leases

Someburger, a hamburger restaurant with locations in Baytown and the Heights, is expanding to Mont Belvieu. Somerealty purchased a 0.75-acre site on the northeast corner of Langston Drive and Edgeton Avenue in Mont Belvieu for the new location. Greg Shaw with Shaw Commercial Properties represented the seller, the city of Mont Belvieu.

Mod pizza, a Seattle-based pizza chain where customers select from more than 40 toppings and sauces to create custom pizzas at one price, will hold a grand opening of its Montgomery location at 20175 Eva St. on Dec 13, with free pizza for the first 50 customers. Additionally, customer can receive 50 percent off on Dec. 11 and 12, with 100 percent of all sales being donated to the company’s Bridge Fun to provide relief to employees in times of crisis.

Rakan Ramen, a Japanese restaurant specializing in plant-based broth ramen dishes, leased 1,969 square feet in Citywest Retail Center at 10550 Westheimer in Westchase. Kim Bernick with Transwestern represented the landlord, Crow Holdings Capital. Emily Durham with JLL represented the tenant. The transaction brings the center to 100 percent leased.

Rakan Ramen will take over the space formerly occupied by Citywest Nails in Citywest Retail Center, 10550 Westheimer. The Zoe’s Kitchen has been converted to a Cava restaurant.

PhoFix leased 2,600 square feet at 1223 W. 34th St. John Nguyen of NewQuest Properties represented the tenant. Monica Danna of Revive Development represented landlord Alba 34th LP.

Uncle Sharkii Poke Bar leased space at First Colony Mall, 16535 Southwest Freeway, Sugar Land. Rick Gutierrez of Resolute RE represented the tenant. Jonathan Higgins of Brookfield Properties represented the landlord.

True Image Orthodontics leased 3,500 square feet at Shops at Grand Parkway and Spring Stuebner, 6941 Spring Stuebner, Spring. Peter Hays of Practice Real Estate Group represented the tenant. Rafael Melara of Hunington Properties represented the landlord.

ARCpoint Labs leased 1,250 square feet in the Cole Crossing SHopping Center at 12312 Barker Cypress Road in Cypress. Wes Miller of Wulfe & Co. represented the landlord.

American Family Care leased 3,165 square feet in Richmond Town Plaza, at the intersection of FM 762 and US 59, Richmond, from NewQuest Properties. Austen Baldridge and Bob Conwell of NewQuest Properties represented the landlord. Ben Brown and John Frazier of Baker Katz represented the tenant.

EōS Fitness signed leases for three gyms in the Houston area. Jason Baker of Houston-based Baker Katz, a full-service commercial real estate brokerage firm, represented the gym in the leases. The first is for a 51,130-square-foot gym in Williams Trace Plaza at 3300 Highway 6 in Sugar Land. Wendell Nault with Whitestone REIT represented the landlord. EōS Fitness leased a 42,000-square-foot location at the Shoppes at the Bridges in Atascocita at West Lake Houston Parkway at Will Clayton. The opening is planned for 2025. Jarrett Adame with First Hartford Realty represented the landlord. EōS also leased 51,130 square feet in the Square at Elyson at the northwest corner of the Grand Parkway and FM 529 in Katy. Clay McDaniel with Excel Commercial Real Estate represented the landlord. Each location will have a 2,500-square-foot outdoor area. Williams Trace Plaza is expected to open in 2024, followed by the others in 2025.

Perk Dental leased 2,135 square feet at Sedona Lakes Retail, 10237 Bailey Road, Suite 107, Manvel. Peter Hays of Practice Real Estate Group represented the tenant. Stephan Robinson of Ardent Hardcastle represented the landlord.

Austin based Stratus Properties substantially completed construction on the first phase of development of Magnolia Place, a mixed-use project adjacent to HEB in Magnolia. Two retail building were turned over to retail tenants to begin their finish-out process.
