HOUSTON–Baker Katz, a full-service commercial real estate brokerage firm that provides tenant representation, project development, and leasing and investment services in Houston, has completed the lease of a 40,000-square-foot Dave & Buster’s in Friendswood thanks to its affiliation with X Team International.
“Baker Katz is a member of an international alliance of retail brokers called X Team International,” said Jason Baker, principal with Baker Katz, to GlobeSt.com. “An X Team partner based in Dallas, Venture Commercial, referred Dave & Buster’s to us.”
Located in the Baybrook Mall expansion project, this will be the third location in Houston for Dallas-based Dave & Buster’s location to open. Jamie Weaver and Jason Baker of Baker Katz, as well as Ross McCook and Larry Leon of Venture Commercial, represented the tenant and Greg Sullivan represented the landlord.
“Dave & Buster’s will do very well in this location as a result of the traffic Baybrook generates,” Baker said. “In addition, this intersection is, without a doubt, the most important retail intersection in the city south of I-10 and outside the Beltway.”
Baybrook features anchor tenants JCPenney, Sears,Macy’s and Dillard’s and plans to add an outdoor shopping component next year. When finished, the expansion will make it the city’s second-largest shopping mall, after the Galleria.
