San Antonio-based H-E-B Grovery Co. closed on its purchase of land near the northwest intersection of Kirby Drive and West Alabama Street in February 2018, HBJ reported a year ago. Houston-based firms Dosch Marshall Real Estate and Baker Katz represented the seller and H-E-B, respectively.

The grocery giant has been mum about its plans for the land, but it is partnering with Houston-based Midway Cos. to develop the property. Midway did not share any information about H-E-B at the time, and a timeline for development was not available.

The Upper Kirby area is a hot spot of grocery activity, with Whole Foods Market just across Kirby Drive and Trader Joe’s half a mile east on West Alabama. Additionally, H-E-B’s Montrose store is a mile east on West Alabama, and its Buffalo Speedway store is less than two miles away.

The Signorelli Co. is building a new subdivision called Granger Pines near Conroe on 460 acres. The community will offer more than 1,300 single-family homes on different lot sizes. The property is north of State Highway 242 with immediate access to Interstate 45, Interstate 69 and the Grand Parkway.

The community will have access to natural creeks, walking trails, pocket parks and open green space. The land is part of the underserved part of the greater Houston area.
